SHORT SALE / BANK OWNED Property 가 california 부동산 마켓에서 33% 미만.

정상매물이 전체매물의 2/3 를 차지하며 , california 에서는 1년전 50% 가까이 되든 shortsale 및 REO 매물들이 1/3 이하로 줄어들었다고 함.
Shortsale 매물은 1년전 24.8% 에서  올 1월에는 21.5%  , 2월에는 19.9% 로 하락.
은행매물역시 현재는 12.6% 로 28% 올 2월보다 많은 수가 줄어 들었슴.

Distressed Sales Drop to Less than One-Third of California Home Market
Equity sales, that is sales of non-distressed properties, now constitute two-thirds of all home sales in Californiacompared to less than one-half only one year ago. A report from the California Association of Realtors® (C.A.R.) puts the share of equity sales in the state in February at 67.1 percent, compared to 64.4 percent in January and 46.7 percent in February 2012. This is the highest share of equity sales since April 2008.
Short sales made up 19.9 percent of sales in California in February compared to 21.5 percent in January and 24.8 percent a year earlier. Sales of lender-owned real estate (REO) represented 12.6 percent of the home market in February, down from 13.7 percent the previous month and 28 percent in February 2012.
C.A.R.'s Pending Home Sales Index (PHSI) rose 8.7 percent from a revised 101.4 in January to 110.2 in February but was down 8.2 percent from the index in February 2012 of 120. The index is based on signed contracts and is a forward-looking indicator of future home sales.
The annual decline of pending sales might be attributed to the tight inventory of available homes. The Unsold Inventory Index for REOs was unchanged from January to February at 2.0 months while the Index for short sales was 3.3 month and for equity sales it was 3.8 months.

캘리포니아 융자 License 취득 방법알기

CAIFORNIA 주는 융자 LICENSE 관련 2 개의 기관에서 3가지의 다른 종류의 LICENSE 가 있습니다.

3가지의 LICENSE TYPE 은 각자 다르며 , 간단한 설명은 아래와 같습니다.

 A. DRE ( Department of Real Estate )  주관 하는 융자 License
     1. 기본 자격을 갖추기 위하여서는 부동산 BROKER LICENSE 를 취득
     2. 부동산 BROKER LICENSE 취득후 NMLS ( National Mortgage Licenseing system ) 에서
        주관 하는 NATIONAL / STATE 시험합격
     ==> 가장 복잡한 LICNESE TYPE 이며,  DRE , CFL , RML 의 LOAN TYPE 모두취급가능

  B. DOC ( Depatment of Corporations ) 주관하는 융자 License
     
        B.1 : CFL LICENSE ( California Finanace Lender License )

         B.2 : CRML License ( Californai Residential Mortgage Lender License )

Allowable Activities
All three license types allow companies to broker, bank/lend, or service residential mortgages. The CRML License is the only license type that allows a company to sub-service residential mortgages, which means to service loans that are owned by another company. The CFL License and DRE License both allow a company to originate commercial mortgage loans. The CFL License is the only license that allows a company to originate non-secured commercial or personal loans.

The CFL License has a major restriction that needs to be pointed out. The CFL License only allows CFL brokers to broker mortgage loans to a CFL Lender. This means that a CFL broker can’t broker to DRE companies, CRML companies, or federally or state chartered banks, unless those companies also hold a CFL License. However, there is no restriction regarding what companies a CFL lender can sell loans to. The restriction solely applies to brokering loans. The CFL License also has a restriction on funding loans on warehouse lines provided by a non-CFL Licensed investor that will be purchasing the loan. The way the law reads is, "The finance company shall provide funding for the loan from sources exclusive of any funding advances received from an institutional investor committed to purchasing the note." 이자율 몇개월동안 지속적인 상승

저번주 2월말 깜짝뉴스 ( italian 선거 및 시퀘스트 : 미국 연방정부 자동삭감 조치 ) 를 끝으로,
이번주 들어서 이자율이 4일 연속 가파른 상승을 보이고 있슴.
지난 2월 중순에 과거 7개월동안 가장높은 이율에 근접하였슴.
오늘 발표된 실업률 감소와 , 유럽중앙은행 대표회의 등의 결과로
지속적인 상승을 하였음.
30년 best Rate  3.5% 이상. ( 3.625 ~ 3.75 % )
